How does the "Smart Buyer Propgram" work?
Goodwin & Thyne Properties, Inc. will only keep 1.5% when representing Buyers gives anything they earn above 1.5% back to the Buyer.
Some agents might not show the Buyers all the available properties and others may only show the properties that pay them the most money. Goodwin & Thyne Properties, Inc. agents will show any property:
• For Sale By Owner properties • Foreclosure Sales • Goodwin & Thyne Properties, Inc. listings • Probate Sales • Other companies’ listings • Trust Sales • Auction Sales • Or any other property
If a property is being sold “For Sale By Owner”, the Seller can either agree to pay Goodwin & Thyne Properties, Inc. a 1.5% commission or it can be negotiated into the sales price. When representing a Buyer on a property listed by Goodwin & Thyne Properties, Inc. the Buyer pays their agent 1.5% and the Seller pays the Seller’s agent 1.5%. At Goodwin & Thyne Properties, Inc. Sellers and Buyers are never represented by the same agent ensuring true fiduciary representation.
In many transactions Sellers pay the Buyer’s agent a cooperating commission, often 2.5 or 3%. Again, Goodwin & Thyne Properties, Inc. will rebate any commission over 1.5% back to the Buyer!
